Trust is the biggest consideration for choosing an Agent.
When Mum and Dad were selling there home they asked for my advice and I simply said you need to chose someone you can trust.
Trust your "Gut Feeling" when you are talking to an Agent; Do you like and Trust this Agent.
Be aware some Agents are trained at "Charm School" - to make you laugh and lower the barriers of resistance to their services; while in engaging in conversation with you; Go with who you believe is genuine, they look you in the eye and are hungry and passionate about what they do; a word of caution watch out for Agents that overdo it and try too hard for your business.
I said to my Mum and Dad - you will know when it is the right Agent when they can envisage 6 months down the track after the house has been sold seeing their Agent in the Street and still feeling willing to sit and have a coffee with them, and not turn and run in the opposite direction.
Recommendations from family and friends are a good start also in choosing an effective Agent you can trust.
When talking to a prospective Agent - be willing to negotiate the selling commission percentage - generally between 2% - 3% of the sale price and the additional advertising or have it included in the selling commission percentage.
