Be Savy before Renovating!!!!

1. Choose properties that need mainly cosmetic work; avoid properties with structural problems, this is 
    where expensive problems occur.

2. Find A Valuer; A Valuer will tell you if your $30,000 Kitchen renovation will actually add $30,000 to
   your home's value; " More Capitol spent on a property the more profit they will make" - is a 
   misconception.

3. Good idea to us...e a project manager: Who has the experience in completing renovations on time and
    within budget. Some tradespeople capitalise on investors lack of experience in terms of cost, timelines
    and attention to details.

4. Be realisitc when doing it yourself: Most novice renovators go under budget when estimating costs; My
    tip is double the costs estimated and see if you still make a profit.

5. Always purchase the property at the right price, calculating the Stamp Duty and Legals into the acqusition
    price: if you pay too much for the property initially you will always be fighting to break even; You do not
    want to be in a situation of buying a home for $500,000, spending $50,000 on renovations and selling for
    $500,000.
