What is the value of a Pest & Building Report?

Pest & Building reports only cover what the eye can see; they are a Visual inspection; the Inspectors do not have (or anyone i know) X ray vision like Superman; The reports are only limited to what the eye can see! Particularly Termite inspections; but with a trained eye they do help to reduce the risk of buying a home with termite issues!
